About the Role

Flock is seeking a detail-oriented and organized professional to join our Investments team as an Investment & Due Diligence Associate. In this role, you will have two primary responsibilities: 1) underwriting new single family, multifamily and manufactured housing properties in target markets, and 2) managing the due diligence process for single family property acquisitions, ensuring thorough inspection of assets, timely collection and review of essential documentation. The ideal candidate combines intellectual curiosity, financial acumen, and meticulous attention to detail and process, staying tightly organized across multiple concurrent transactions.

Key Responsibilities:

Underwriting & Valuation

    • Manage end-to-end underwriting, including comparable-based valuation and cash flow analysis, for single-family, small multifamily, and manufactured housing properties in target markets.
    • Evaluate internal fund performance to better inform asset allocation, changes to underwriting assumptions and provide partnership to asset and property managers.
    • Develop and enhance detailed pro forma models, incorporating risks and projected cash flows.
    • Work with the Engineering team to optimize valuation and transaction management tools.

Client Engagement

    • Participate in client calls with prospective customers to explain valuation outcomes, methodologies, and P&L details.
    • Clearly communicate complex financial concepts related to Flock’s Fund and 721 exchange structures.

Document Management

    • Collect, process and organize lease agreements, HOA documentation, maintenance records, and other property-related documentation
    • Verify and maintain delinquency information and security deposit records
    • Manage accredited investor documentation and entity formation papers (LLC/Trust)

Physical Due Diligence Coordination

    • Schedule and coordinate property inspections with all relevant parties
    • Upload and organize inspection reports in company database

Team Growth & Communication

    • Act as a key cross-functional partner to Engineering, Capital Markets, Operations, and Asset Management as the fund grows.
    • Drive process improvements to enhance efficiency and accuracy.Ensure alignment between all internal and external parties throughout the transaction process

Required Skills & Attributes:

  • 2-4 years of investing, consulting or project management experience
  • Foundational knowledge of investing concepts and willingness to rapidly learn real estate underwriting and valuation
  • Exceptional attention to detail and organizational abilities
  • Strong professional communication skills (written and verbal)
  • Proactive problem-solving mindset
  • Strong interpersonal skills
  • Ability to work independently while coordinating across teams

Compensation: The annual salary for this role is $90K-$110K, with target equity and benefits (including medical, dental, vision, and 401(k).
