About the Role

The Maintenance Manager at Flock Homes will be responsible for overseeing and coordinating all maintenance activities for our single-family rental properties. This role focuses on managing maintenance operations, ensuring timely and high-quality service, and maintaining resident satisfaction while optimizing costs. The Maintenance Manager will supervise third-party vendors and contractors, develop maintenance strategies, and ensure compliance with safety and regulatory standards, rather than performing hands-on maintenance work.

This is an exciting opportunity to build and shape the maintenance function at a fast-growing, venture-backed startup that’s redefining how landlords exit ownership and investors access residential real estate. You’ll have the chance to design scalable systems, influence operational strategy, and make a tangible impact on the experience of residents and property owners across the country.

Key Responsibilities

  • Vendor and Contractor Management: Oversee and coordinate third-party maintenance vendors and contractors, ensuring timely, cost-effective, and high-quality completion of repairs and maintenance tasks.
  • Maintenance Strategy Development: Develop and implement preventative maintenance programs to minimize property issues and extend the lifespan of home systems and appliances.
  • Work Order Oversight: Manage the work order system, prioritizing and assigning maintenance requests to vendors while ensuring timely resolution and resident satisfaction.
  • Budget Management: Prepare and manage maintenance budgets, monitor expenses, and identify cost-saving opportunities without compromising quality.
  • Quality Control: Conduct regular inspections of completed maintenance work to ensure adherence to Flock Homes’ standards and resident expectations.
  • Team Collaboration: Work closely with property managers and leasing teams to address resident concerns and coordinate maintenance schedules to minimize disruptions.
  • Reporting and Documentation: Maintain accurate records of maintenance activities, vendor performance, and expenses, providing regular reports to senior management.
  • Emergency Response Coordination: Oversee and coordinate responses to emergency maintenance issues, ensuring quick resolution to protect resident safety and property integrity.
  • Scope of Work Creation: translate inspections into itemized, code-compliant scopes with costs, timelines, materials, and acceptance criteria; secure approvals, issue bid-ready packets, and manage revisions/change orders.

Qualifications

  • Education: Bachelor’s degree in property management, business administration, or a related field preferred; equivalent experience may be considered.
  • Experience: Minimum of 5 years of experience in property maintenance or facility management, with at least 2 years in a supervisory or management role. Experience in single-family rental or residential property management is required.
  • Skills:
    • Strong Organizational skills with the ability to manage multiple vendors and projects simultaneously.
    • Excellent communication and interpersonal skills to interact with vendors, residents, and internal teams.
    • Proficiency in property management software (Appfolio preferred), work order systems, and Microsoft/Google Suite.
    • Knowledge of residential building systems (HVAC, plumbing, electrical, etc.) and maintenance best practices.
    • Budget management and cost-control experience.
  • Other Requirements: Valid driver’s license and ability to travel to properties as needed.

Work Environment

  • This position is primarily office-based with regular visits to properties for inspections and vendor oversight.
  • Occasional evening or weekend work may be required to address emergency maintenance issues.

Compensation: The annual salary for this role is $100K-$130K, with target equity and benefits (including medical, dental, vision, and 401(k).
